If you are planning a renovation, extension, or new build in South Africa, one of the first questions you will ask is how much a structural engineer costs. The honest answer is that it depends on scope — but there are clear market rates for the work most homeowners and developers need.

Typical structural engineer fees in South Africa

For most domestic projects, structural engineering fees fall into one of five service tiers:

  • Site visit and verbal advice: R3,000 – R7,000
  • Structural inspection report (e.g. for buying a house): R8,000 – R18,000
  • Calculations for a single steel beam (e.g. removing a load-bearing wall): R7,000 – R15,000
  • Full calculations and drawings for a single-storey extension: R16,000 – R36,000
  • Loft conversion structural design: R18,000 – R44,000
  • Double-storey extension or significant reconfiguration: R36,000 – R90,000
  • New build dwelling (full structural design): R80,000 – R240,000+

Commercial and industrial projects are usually priced as a percentage of construction value, typically 1.0% to 3.5% depending on complexity and the level of involvement required.

What drives the price up?

Project complexity

A simple steel beam over a doorway is straightforward. A basement excavation under a Victorian terrace, an irregular roof, or a cantilevered first floor will all require more analysis, more drawings, and more on-site coordination.

Site constraints

Listed buildings, party wall situations, restricted access, and poor ground conditions all increase the engineer's time. Heritage projects in particular require additional documentation for heritage officer (PHRA)s.

Speed

Standard turnaround for residential calculations is 2–3 weeks. Expedited work (5 working days or fewer) typically carries a 25–50% premium.

Local Authority Building Control submission

Some engineers price calculations alone; others include the full Local Authority Building Control submission pack with calculations, drawings, and a structural specification. Confirm what is included before signing.

Hourly rates vs fixed fees

Most domestic structural work in South Africa is priced as a fixed fee — you know what you are paying before work starts. Hourly rates typically apply to:

  • Expert witness work and dispute resolution
  • Ad-hoc site visits during construction
  • Defect investigations with unknown scope

Expect hourly rates of R1,800 – R3,600 for a Professional Engineer (Pr.Eng) registered with ECSA, and R2,800 – R5,000+ for senior or specialist consultants in Johannesburg.

How to keep structural engineering costs down

  1. Bring your engineer in early. Late-stage re-design is the single biggest source of cost overruns.
  2. Have a clear brief. Architectural drawings, a site plan, and access to the property all reduce the engineer's time on site.
  3. Bundle the work. If you need calculations plus a Local Authority Building Control pack plus on-site inspections, ask for a combined fee rather than ad-hoc charges.
  4. Avoid the cheapest quote on principle. Re-doing calculations because a contractor refuses to accept them costs more than getting it right first time.

What about chartered status?

For Local Authority Building Control submissions, the structural design must be carried out by a competent person — typically a Professional Engineer (Pr.Eng) registered with ECSA or Professional Engineer (Pr.Eng) registered with ECSA. Using a non-chartered designer is technically permissible for simple work, but most local authorities and warranty providers will require chartered sign-off for anything beyond a basic beam calculation.
