School Construction: South African Specialist Requirements

School construction in South Africa works within tight specialist guidance from the Department for Education. Standards drive design and construction in ways general commercial work doesn't.

The framework

  • SANS 10400-T (Fire) for schools: Fire safety design
  • SANS 10103 (Acoustic) for schools: Acoustic design
  • SANS 10400-O (Ventilation) for schools: Ventilation, thermal comfort, indoor air quality
  • Output Specification: DfE design standard for new builds

Acoustic requirements

Schools require demanding acoustic separation:

  • Classroom-to-classroom: 50 dB Dn,T,w
  • Internal ambient: 35 dB(A) in classrooms
  • External noise mitigation in urban sites

Fire safety

BB100 imposes:

  • Travel distances to exits
  • Compartmentation between buildings and floor levels
  • Cavity fire stops
  • Sprinklers required for many new schools above certain size

Ventilation

BB101 demands:

  • Minimum 5 L/s per pupil fresh air
  • Higher for science labs, gyms
  • CO₂ monitoring with action levels
  • Natural or mechanical hybrid systems

Structural considerations

  • Live loads typically 3.0 kN/m² (greater than office)
  • Concentrated loads in libraries and laboratories
  • Sports halls: long-span trussed structures
  • Plant loading on roofs (MVHR equipment)

Procurement

  • Many schools procured via DfE frameworks (e.g. MMC frameworks)
  • Increasing emphasis on offsite manufacture
  • BIM Level 2 mandated

  • Secure perimeter
  • Single secure entrance
  • Sight-line design (no blind corners)
  • Accessibility throughout

Term-time constraints often dictate programme — summer holiday windows for installation in occupied schools, full summer for refurbishment phases.
